Medellín Airbnb rules in 2026: the legal checklist before you list

The real question is not just “does the building allow Airbnb?”. Medellín is combining tourism, condo governance, planning, migration, safety and coexistence in its 2026 controls.

A Medellín apartment is not “legal for Airbnb” because the listing is live or because it sits in El Poblado. Medellín’s official August 21, 2026 guidance sets out a chain of requirements: a current RNT, express propiedad-horizontal authorization where applicable, compatible land use, the relevant construction/use documentation, RUT and commercial registration, SIRE and TRA guest reporting, life/fire-safety compliance and child-protection measures.

Short answer: build a compliance file before you buy or list. If one critical gate fails—such as the condo rules not authorizing tourist accommodation—the fact that other units in the tower are rented nightly does not fix it.
8,951tourist homes registered in Medellín’s RNT by May 2026, according to the city.
50.5%average tourist-home occupancy in the first half of 2026.
135tourist homes inspected in 2025; the city reported 51 with non-compliance.

What does Medellín say a short-term-rental operator needs in 2026?

  1. Current RNT. Tourist-service registration precedes operation and is renewed annually.
  2. Express condo/PH authorization. Where propiedad horizontal applies, the regulations must authorize tourist accommodation.
  3. Compatible land use. The exact property must be checked against Medellín’s planning framework.
  4. Construction/use documentation. Medellín includes the construction licence/destination in its compliance checklist.
  5. Tax/business formalization. The city names RUT and commercial registration among the required items.
  6. Guest reporting. TRA for accommodation guests and SIRE for foreign guests where required.
  7. Safety and conduct. Human/fire-safety compliance plus policies to prevent sexual exploitation of minors.

Is an RNT enough to make a Medellín Airbnb legal?

No. RNT is one compliance layer, not a universal authorization for the real estate. It does not override the building regulations or cure an incompatible planning/use situation.

MinCIT also states that RNT renewal runs from January 1 through March 31 each year. Missing the deadline automatically suspends the registration and the provider cannot legally carry on the tourism activity while the registration remains suspended.

What is Medellín actually checking in El Poblado?

In May 2026 the city announced intensified controls in El Poblado buildings after complaints involving coexistence and temporary accommodation. Authorities said they were cross-checking information with Migración Colombia to identify sub-30-day stays that may not comply with the rules.

Buyer implication: “the tower is full of Airbnbs, so it must be allowed” is especially weak due diligence in 2026. Commercial evidence of activity is not documentary evidence of authorization.

What documents should an owner collect before calling a unit operable?

Does staying 31 nights automatically avoid the short-term-rental rules?

The tourist-housing definition used in the national framework and repeated by Medellín focuses on stays below 30 days. But a 31-night booking is not an automatic compliance hack. The contract, real use, condo rules, landlord obligations and other legal regimes may change. If a business model depends on that boundary, have the specific structure reviewed.

What are people really asking online?

Why does this matter before buying rather than after?

Because the downside is not just a fine. An investor can buy a unit whose financial model depends on nightly income and later discover that the property, licence or building rules do not support that use. That is thesis risk: it changes the customer, revenue potential and exit liquidity.

Frequently asked questions

Can every El Poblado building operate Airbnb?

No. Location does not replace the building regulations, planning compatibility or the tourism formalization required for the unit and provider.

When is RNT renewed?

Between January 1 and March 31 each year. Missing the timely renewal results in automatic suspension.

What is the difference between TRA and SIRE?

TRA records accommodation guests in the tourism system; SIRE is Migración Colombia’s system for reporting foreigners where the obligation applies.

Is Medellín inspecting tourist apartments?

Yes. The city has published inspection activity and intensified controls, including in El Poblado in 2026.

Does a 31-night stay remove every obligation?

No. Different contractual and regulatory regimes may apply, and the property, building and operating rules still need review.
