Cartagena enters a new luxury era: Four Seasons, Getsemaní and what changes

The Four Seasons opening across seven heritage buildings is more than another hotel: it changes the luxury, wellness, food and residences benchmark in Cartagena.

On April 2, 2026 Cartagena received something it had lacked for years: a major ultra-luxury international operator genuinely integrated into the historic fabric of the city. Four Seasons Hotel and Residences Cartagena opened in Getsemaní with 131 rooms, multiple restored heritage buildings, two rooftop pools, a spa and eight food-and-beverage concepts.

The TALOA readThe important point is not “Four Seasons is expensive.” It raises the benchmark for service, design, wellness, F&B and serviced residences. Premium villas, apartments, boutique hotels and private experiences now compete against a new reference point.

Why does Getsemaní matter as much as the brand?

Vogue focused on the restoration of the former Club Cartagena and the heritage complex; Four Seasons explicitly positions the project between Getsemaní and the Walled City. That places a global luxury brand inside a neighborhood whose “Vida de Barrio” was formally recognized as national intangible cultural heritage in July 2026. The tension between luxury, preservation and community will be one of the city’s important stories.

Luxury is moving from room to ecosystem

The product includes rooftop pools, restaurants and lounges, UMARI spa, wellness and residences. Hyatt also announced a US$30 million renovation/expansion focused on premium rooms, gastronomy and wellbeing. Competition is no longer simply “which hotel has the better suite”; it is who can own more moments of the trip.

What does this mean for a premium villa or apartment?

It does not need to imitate a 131-room hotel. It can win through the opposite: privacy, space, kitchens, groups, flexibility and personalization. But a property can no longer call itself “luxury” because it has good marble and weak operations.

New benchmarkImplication
DesignHeritage + Colombian design matter more than generic decoration.
WellnessPremium guests increasingly expect recovery and wellbeing to be integrated.
F&BFood stops being a secondary amenity.
ResidencesResidential privacy + hotel service competes directly with premium STR.
ConciergeValue comes from removing friction, not merely making bookings.

What changes for the premium guest

The new benchmark is not simply a more expensive room. It raises expectations around arrival, privacy, response times, dining, sleep quality, wellness, transport and the ability to solve problems without visible friction. For an independent property, competing does not mean copying a large hotel’s infrastructure; it means operating with comparable discipline at the moments guests actually notice.

What changes for owners and investors

A global brand can raise an area’s visibility, but it does not remove entry-price, building-rule, operating-cost, maintenance or liquidity risk. An investment case should still work without assuming that the presence of an international brand will automatically produce appreciation. The more defensible effect is a higher benchmark for product and service.

How to read this signal without assuming “new hotel = everything appreciates”

SignalWhat it can meanWhat it does not prove
International brand + residencesGreater depth in premium demand and a new service benchmark.Automatic appreciation for every nearby apartment.
Eight F&B conceptsMore reasons for premium guests to stay and spend in Getsemaní.Equivalent demand for every restaurant in the neighbourhood.
Spa, rooftop and integrated servicesCompetition shifts from “nice room” toward an ecosystem. That amenities without strong operations create a premium experience.

For owners, the useful lesson is not to imitate Four Seasons. It is that higher-spend guests compare consistency, response, design, maintenance, privacy and access to experiences. A villa or apartment can compete on intimacy and space, but those operating layers need to be disciplined.
